- Initial Site Appraisals and Advice – I provide detailed assessments of proposed projects and potential development sites, helping my clients to understand the local planning context in order to make informed decisions.
- Planning Strategy – I will provide advice on the strategy to be adopted in order to maximise the chances of a positive planning outcome for any given project.
- Architectural and Urban Design Advice – Working with architects, architectural designers and others I offer advice on architectural and urban design matters, taking account of local policies and guidance.
- Pre-Application Submissions – Whilst I can advise you on the likely success of a project, it can be helpful to engage in pre-application discussions with a Local Authority to gain its informal view of a proposal. I can make the necessary submission and undertake discussions with officers.
- Planning and Prior Approval Applications - I prepare and submit planning applications and prior approval notifications, advising clients on the information that is needed to support the submissions, ensuring they are presented in a clear and concise manner and demonstrate compliance with local plan policies and the relevant legislation.
- Listed Building Consent Applications – I prepare applications for works to listed buildings along with the required heritage statement, or where appropriate engage the services of a Heritage Consultant on a client’s behalf.
- Certificate of Lawfulness Applications – I can prepare and submit applications for certificates of lawfulness for development that has already been carried out or for proposed development, where this is the appropriate avenue to achieve a positive outcome.
- Land Promotion – I can prepare the necessary documents and where necessary obtain input from other consultants, in order to promote land for allocation within a future local plan.
- Planning Appeals and Enforcement: If your application submission has been refused or you are facing enforcement action, I can help you review the situation for you with a view to finding a positive way forward.
