Fees

The nature and complexity of the services I offer varies considerably. However, I will always provide a written fee estimate upon request following an initial enquiry.


Where possible I will operate on a fixed fee basis to give you more certainty over the costs of a project. Where this is not possible a fee estimate will be calculated in line with my hourly rate up to the maximum number of hours that I anticipate the project will require. If at any point it looks likely that any additional work is required, I will update you before any further work is undertaken.


An initial discussion can help clear up a lot of questions and give you a better understanding of the feasibility of your project and likely costs you may need to consider. Please get in touch with me about your project as I’m here to help. An email is always the best starting point.


To give you some idea of my consultancy costs, the following prices are typical:


  • Initial Planning Appraisal – from £500
  • Householder Planning Application – from £750
  • Commercial Planning Application – from £1,500
  • Lawful Development Certificate – from £1,250
  • Planning Appeal – from £1,250


There are other costs you need to be mindful of when embarking on a development proposal, including planning application fees, other specialists’ fees, for example, architects, ecologists, highway consultants, and engineers.


Where the services of other specialists are required, and you don’t already have people in place, I can make introductions and obtain fee estimates for you, if required. As client, you will have full responsibility for the instruction of such services and the payment of any fees, expenses or charges that are incurred.


My Fees Explained


  • Charges for the work undertaken on your behalf comprise of fees which are charged at an hourly rate. I tend not to charge for mileage or expenses unless these are agreed in advance
  • Before any work on your project is commenced I will seek written confirmation of my appointment from you, in order to ensure you agree to my fee proposal
  • Wherever possible I will give a fixed fee quote, but otherwise a budget figure will be agreed with you
  • I will send out invoices as set out in my fee proposal, normally at the point of submission of an application and then at agreed points following submission (i.e. monthly to allow for monitoring and negotiation or at the point where the application is determined)
  • I am not VAT registered: therefore, VAT is not charged
  • I will ask you to pay the application fee to the Local Planning Authority


Additional Charges


Where it is necessary to use external consultants, their appointment and fees will be your responsibility, but I can obtain fee quotes for your approval. This includes architects, ecologists, arboriculturists, engineers etc.


Building Regulation applications are separate to planning and this is not a service that I undertake.
